Do garden rooms require insurance?


Just like home insurance, garden room insurance is not a legal requirement in the UK however, it is recommended. In fact, it is estimated that insurers pay out approximately £8 million a day for household insurance claims so it’s always better to be safe than sorry. It is advisable to opt for both building and contents insurance to protect you against structural damage, such as that caused by flooding or accidental fires, as well as theft.


What type of insurance would cover a garden room?


First thing’s first, we recommend checking your current home insurance policy to see if your garden room is covered. If this is the case, all you need to do is contact your insurer to update them and provide details of any additional contents you would like covered, such as computers in your home office or sound systems in your home cinema. 


Typically, home insurance companies will only cover garden rooms for personal use so if you’re planning to use your garden room for commercial purposes, be that a hair salon or dog groomers, you will need to find a commercial building insurer. Some companies offer insurance policies specifically for garden room businesses, including Swinton Insurance, Henshalls Insurance Brokers and John Lewis Insurance, but we recommend doing your own research and finding a policy that works best for you.


Again, like home insurance, commercial building insurance is not a legal requirement but it is a sensible choice to keep your place of work protected. 


What might affect your garden room insurance?


There are some scenarios where your garden room insurance policy will be invalidated which means you will not be compensated for the damage. For example, if you leave your garden room unlocked and unattended, leave windows open or even fail to mention a cat flap on your insurance policy. If you are burgled under these circumstances, you will be liable. Insurers will expect you to have appropriate security measures in place before insuring you, which may include residential locks, floodlights or even burglar alarms in some cases. 


Insurance companies will usually cover your building against damage caused by heavy rain or storm conditions, such as a tree falling down in a storm, however, if your garden room is built directly beneath a large tree, your insurance quote may be higher. It is important to read the policy carefully to understand what is and isn’t included.
