Whether you are looking to earn extra income or simply want to share your beautiful space with others, renting out your garden room for short stay lets can be a rewarding and enjoyable experience.

Amidst a cost-of-living crisis, people are increasingly searching for alternative ways of generating income. Renting out your garden room can be a great way to make some additional cash.

Our new study has revealed exactly how much you can earn from renting out your garden room on Airbnb in your area and in which counties you can expect to earn the most.

We analysed Airbnb data across the UK, finding that Suffolk is the English county where you can earn the most on Airbnb, with an average earning of £96 per night, or £672 per week. This was followed by the City of London (£95 per night) and Rutland in the East Midlands (£87 per night).

Across England, on average, people could expect to earn £338 per week by renting out their garden room.

How much you can earn in Scotland

Across the border in Scotland, the rugged region of the Scottish Highlands was the county where you can expect to earn the most by renting out your garden room, with an average earning of £77 per night. This was followed by Argyll and Bute (£73 per night) and East Lothian (£69 per night).

Across Scotland, on average, people could expect to earn £349 per week by renting out their garden room.

In Wales, the northern county of Gwynedd was the area where you can expect to fetch the most money from renting out your room with an average earning of £63 per night. The counties of Ceredigion and Pembrokeshire followed, both with an average earning of £60 per night.

Across Wales, on average, people could expect to earn £332 per week by renting out their garden room.

Residents of Down in Northern Ireland could earn the most money from renting out their room on Airbnb, compared to other counties in the country. With an average earning of £60 a night, or £420 a week.

Across Ireland, on average, people could expect to earn £342 per week by renting out their garden room.

Do you need planning permission for a garden room?

If you’re not planning on using your garden room for overnight stays or to live and sleep in, in most cases, a garden room or building will not require planning permission as long as it adheres to building regulations and permitted development guidelines.

How to prepare your garden room for short let stays

Once you’ve ensured that you have the right permissions, there are several things you can do to help to guarantee that your space is ready for guests:

  2. Keep your space clean and well-maintained, and make sure to address any maintenance issues quickly.
  3. Connect electricity to your garden room so that you can offer amenities such as Wi-Fi or a TV.
