The UK’s only residential grade garden rooms

At Crown Pavilions, our Premium Range luxury outdoor garden rooms are handcrafted to meet residential standards by our TRADA-certified team, using premium 90mm insulation for walls, floors and ceilings. All our glass doors and windows are double-glazed and argon-filled for added insulation, and engineered with air vents and seals for guaranteed longevity.

Our Premium Range insulated garden rooms are designed to provide the same level of comfort as your home and, as such, can be used for a home cinema, office, garden studio or even self-contained living accommodation, given you have the right planning permission. You can even opt for underfloor heating for that ultimate touch of luxury.

A garden room is an insulated building in your garden that is separate from your main residence. It’s a structure, generally made from high quality natural materials, built to withstand the weather and offer year-round use. Find out more about what a garden room is.

Typically, you will not need planning permission to build a garden room in the UK. All our standard garden rooms are designed to fall within permitted development however there can be some exceptions depending on where you’re planning to build and the area you live in. Our craftsmen are certified by TRADA (Timber Research and Development Association), which means your modern garden building will be compliant and correct – from the timber sizing, insulation and joist spacing, through to ventilation, fixtures and fittings. The result is a residential grade living space with a life expectancy of 30-years.

Yes you can sleep in a garden room. Many of our customers use their outdoor rooms as a guest bedroom or granny annexe, fully equipped with a bathroom. Just remember, if you are sleeping in your garden room you will need to comply with building regulations.

Absolutely. We can quote for the addition of a toilet and shower in your garden room. This is a very popular garden room addition and saves you or your guests having to traipse through your house to use a bathroom.

Yes. You will need to have a concrete base or ground screws in place before we install your garden building. Our team will undertake a site survey before we build your garden room where we will assess which type of base is most suitable.

All our garden rooms are built from the ground up using traditional timber building methods. The build timeframe will depend on your chosen model, and whether it’s a large, medium or small garden room. The installation time frame for a typical medium sized standard garden room (5mx3.5m) is approximately 2-3 weeks.

All our wooden garden rooms are built to exacting TRADA standards. We are known throughout the industry for going above and beyond in all aspects of our build quality. Our garden rooms come with a 10-year structural guarantee which covers rot, decay and structural integrity. Based on our experience, our garden rooms have a life expectancy of 30-years. All our accessories, including blinds, doors, door handles and heaters, come with a 1-year manufacturer’s warranty.
The cost of a Crown Pavilions luxury garden room will depend on your model of choice and size of the building. The average price of a Crown Pavilion luxury garden room in £40,000. Please contact our team for more information or to discuss a quote.
Yes. Building of our garden rooms are included in the price for all customers within 100miles of our Oxfordshire workshops. For locations beyond 100 miles, there is a travel surcharge..
Yes. We offer the option for you to work alongside our sales team and TRADA certified designers to create a bespoke garden room tailored to your specific requirements. We have been designing and building customised garden pods, studios, lodges and other outdoor rooms for over a decade and have the process down to a fine art. You can view a selection of our made to measure garden rooms in our bespoke gallery.
Payment for your garden room is completed in stages and spread out over the project. Initially, you will be required to pay a 20% non-refundable deposit, which we use to begin building in our workshop. After that, we ask for three staged payments: 40% 10 weeks prior to the build, 35% five days into the project and 5% upon completion and exchange of keys.

We recommend that you treat your timber garden room with a wood preserver every 2-3 years to keep it looking its best.
Yes. All our garden rooms are designed by TRADA certified craftsmen using residential-grade insulation materials, and can be used all year round. We also offer a range of heating options for your insulated outdoor room, including panel heaters, air conditioning units and underfloor heating. Please note, you will need an electrician to run an armoured cable from your fuse box to your garden building for installation of different heating options.
